• Homework for this week: You will build your credibility documents, business plan and investor resume you will need and will use to present to your lenders

• Homework for this week: You will create a Sample Term Sheet based on your ideal terms and deal to be implemented into your personal pitch to lenders.

The basics of raising private capital are valuable in the US and in international markets. There are some specifics that may vary, but the general principals can still be applied!

This is a small group live course format. It's not 1-1 coaching, but you'll have several opportunities for individual help through the following resources:

• A community and team of like-minded, ACTION takers who all have the same goal of raising private capital, scaling their business and buying more properties! Learning from each other’s experience and hacks can be just as valuable as 1-1 coaching! 
• Slack-like channel (hosted in Kajabi Communities) for ALL members of the course to communicate, ask questions, support each other and give feedback on weekly assignments and goals.
• Personal accountability groups to hold you accountable EVERY week.

This is an intermediate course where we will not be covering the basics of real estate (choosing a strategy, market, building a team, etc.)

Having these foundations will be extremely helpful for building credibility with lenders. 

That being said, it's up to you if you would like to join to learn the process.

It's possible to raise private money for your first deal, but I recommend that you have experience before using other people's money.

This is an intermediate investing course that is designed to teach you how to invest in real estate focusing on value-add properties.

It's not impossible to invest in turn-key properties with private money but it is much more difficult to pay back your lenders quickly if you don't invest in a value-add property, like a BRRRR or renovation.
